Burnaby Lake Village transforms 19 acres of industrial land into a transit-oriented urban village framed by parkland, topography, and the Sperling Burnaby Lake SkyTrain station. Hermiz’s visuals emphasize architectural intent capturing scale, materiality, and movement to show how plazas, an urban “Esplanade,” and a meandering pedestrian Serpentine stitch the community together and connect it directly to transit. The result is imagery that prioritizes street-level experience and spatial clarity over spectacle.

A mix of building typologies establishes hierarchy in the built form while supporting affordable housing and high-quality public space. Material studies focus on a grounded, durable base at the pedestrian realm that lightens as buildings rise, with carefully composed transparency at retail to maintain views, openness, and a lively public edge.
